Building Rules

The following is a summary of the association's rules and regulations. Unit owners and residents are responsible for ensuring their guests and occupants comply. The full rules document is available in the resident portal.

Quiet Hours

  • Quiet hours are 10:00 PM to 8:00 AM on weekdays and 11:00 PM to 9:00 AM on weekends.
  • Noise audible in adjacent units or common areas is not permitted during quiet hours.
  • Construction and renovation work in units is permitted weekdays 8:00 AM to 6:00 PM only. Owner approval is required for major work.

Trash and Recycling

  • Trash must be bagged and placed in designated bins in the basement trash room.
  • Recycling bins are labeled — paper, cardboard, and containers are separated.
  • Bulk items (furniture, appliances) must be scheduled for city bulk pickup. Do not leave bulk items in common areas.
  • Trash must not be left in hallways or stairwells.

Parking

  • Assigned parking spaces are for the use of the assigned unit only.
  • Guest parking (where available) is limited to 24 hours.
  • No vehicle maintenance, repair, or fluid disposal in the parking area.
  • Vehicles must be currently registered and in operating condition.

Pets

  • Pets are permitted subject to the association's pet policy.
  • Dogs must be leashed in all common areas at all times.
  • Pet waste must be cleaned up immediately in all common and exterior areas.
  • Pets causing repeated noise complaints may be subject to the association's nuisance policy.

Common Areas

  • Common areas (lobby, hallways, basement, exterior) must be kept clear of personal belongings.
  • Bicycles must be stored in the designated bicycle storage area, not in hallways or stairwells.
  • No smoking anywhere on the property, including units, common areas, and the exterior.
  • Common area facilities are for use by residents and their guests under the resident's supervision.

Alterations and Renovations

  • Structural alterations, plumbing changes, or electrical work require board approval before starting.
  • Residents are responsible for any damage to common systems caused by unit work.
  • Contractors must be licensed and insured. Proof of insurance may be required.
